Frequently asked questions
Is a Lot Answers summary a zoning determination or approval?
No. It is an automated summary of public records. Only the city or county can issue a zoning determination. Each summary lists the zoning office to confirm with.
Which areas does Lot Answers cover?
Unincorporated Palm Beach County, the Town of Jupiter, and the City of Palm Beach Gardens, Florida. More towns are being added; you can join the early-access list for any address.
Can I buy a report today?
Not yet. Reports are not yet available for purchase. Join the early-access list and we'll email you when they open.
What does a summary include?
The zoning district shown on public maps, published setback, height and lot-coverage figures from the code text with citations, whether the code text lists accessory dwelling units for that district, and the FEMA flood zone shown on public flood maps.
What does a summary not include?
It is not a survey, title search, design, or opinion on what can or should be built. It does not cover HOA rules, deed restrictions, variances, or site-specific approvals.
What happens when a value can't be verified?
We do not guess. The summary says to confirm with the jurisdiction instead of showing a number. Lots in planned developments or overlays are flagged for manual review.
Is Lot Answers affiliated with a government agency?
No. Lot Answers is independent and summarizes publicly available records.
Important: Lot Answers summaries are automated, informational summaries of public records. They are not professional, legal, or surveying advice, not a zoning determination, and not an opinion on what can or should be built. Records may be outdated or incomplete. Always confirm with the zoning office before making any decision.
